What do you observe when you visit a model house in a new development? Often, you’ll find wonderfully decorated and furnished rooms that anybody could live in.

The operative word here is “anybody”.
Sure, there might be an LCD screen on a table in the den, or a teddy bear sitting in a corner, but for the most part, all the rooms are anonymous. There is a feeling of family, but no particular family… the feeling of personality, but no distinct person.
The professionals who set up a model house make it anonymous for a reason. They want clients to see it as their potential house, not someone else’s. And these experts know — based on decades of experience — that these strategy aids sell a home quicker and for a higher selling price.

Why not use this same game plan when showing your house or condo?
It’s easy. Just put away your trophies, take down those family photos, and those boxes of souvenirs from your vacation. You do not have to empty your closets and drawers. Just put away those personal items that can be seen when a potential client views a room. Hide those collectibles, personal belongings, or even unopened mail. Don’t forget to clear the fridge door, which is often a collage of personal items in nearly all family homes.

If you have plenty of personal items, consider leasing a storage unit for the few weeks that your house or condo will be on the market. It’s a good investment. You wouldn’t think of buying a birthday cake with a stranger’s name on it. The same holds when you show your house or condo. Make it anonymous!
