Consider discovering a “Home for Sale” advertisement on the internet. It’s in a neighborhood you’re considering. You and your family members are ecstatic. You’re eager to tour the property and determine if it may be your future dream home. Then there is an issue.
When you call the realtor, she informs you that the homeowners are very busy and will be unable to see the property until the following week. Even then, the sole open time slot is at 12:00 p.m. on Wednesday, when you will be miles away at work. How about a Saturday viewing? Ignore it. That day, the homeowners will entertain guests.
You’re likely to lose interest long before you ever get to visit the property! This may seem excessive, but it demonstrates a crucial point.
If you do not make your house easily accessible to purchasers, many may just pass on it, and your property may not sell.
That is not to say that you must be inconvenienced daily by a constant stream of purchasers trampling through your home. However, you must be adaptable.
When buyers get interested in your house – for example, after seeing the listing online – they want to visit it immediately. They are more likely to acquire an interest in another property the longer they wait.
They could even make an offer on another house without first viewing yours!
