It almost seems rational to list your house for the greatest possible price. Buyers are sure to seek to haggle it down, correct? Regrettably, that is not how it works. Often, buyers lack the time and patience necessary to scout for residences that need negotiating. If you advertise your home for an excessively high price, buyers will be uninterested.

If your house receives no offers, it will ultimately become a stale listing. If your listing becomes stale and stands on the market for an extended period of time without any offers, buyer’s agents may scent blood in the water, and you may wind up with a reduced price. When pricing your house, the best course of action is to research comparable properties in the neighborhood and price them appropriately.
